If you are planning on buying a home this Spring along Chicago's North Shore perhaps you should start your search now - there is a good amount of inventory available and homes that are on the market now have a seller who wants to SELL!

Below are some tips which may help you with your North Shore Home Search:

1. Have a buyer checklist- This is a list that you should create prior to the beginning of your home search - it will simplify and help you prioritize what is a must in your new home.  The first question I ask of a buyer is to tell me their three must haves and three wish list items.

2. Today there are many homes on the market that look like a great deal because of their list price.  Prior to putting in an offer on a home that appears to be a great deal be sure that you have figured out what the house needs in order for you to live in it - you may find that the house is no longer a great deal and that you may be better off looking at a home that costs a little more but does not need as many things in order to move into it.

2. Once your have found a home that meets your criteria don't second guess yourself - put in an offer.  Many buyers today feel that they are one in a few looking for a home and that they can take their time putting in an offer.  Think again - like you there are other active buyers in the marketplace who are ready and able buyers.  I always advise my clients that if they find something that they love to put in an offer and get the ball rolling and to put energy into the negotiation process.  Buying a house is different than buying a pair of shoes or a new appliance - most single family homes have differentiation between them - be it style and/or condition.

3. Be sure to have your financing figured out before you write an offer.  Sellers want a solid buyer - a seller wants to know that once they have agreed on price and closing date that the buyer will be able to come to the closing table.  Having a preapproval and/or proof of funds will help you with you negotiations to secure your home.
