Do You Have an Oil Tank Buried in Your Yard?  It's a question which every home seller must answer in Illinois when filling out the Residential Real Property Disclosure Report.  The questions on the Residential Real Property Disclosure Report are to be answered by the Seller to the best of his/her knowledge. Question #20 States: I am aware of underground fuel storage tanks on the property. The seller answers the question -  yes, no or n/a.

At a recent inspection for a buyer, an  inspector indicated that  there may be an oil tank buried on the premises. He pointed out to the Buyer and me that the thin capped pipes in the basement were an indicator as well as metal piping sticking out in the front yard by the house.  We shared this with the seller and the seller's agent and they were quite surprised to hear that there may be a buried tank.  The seller has lived in the home for over forty years and was not aware of the buried tank.  I explained that we would have a specialist come out to further investigate.

I called Tom Osusky of Cicero Oil Company, who I have called before for other clients.  Tom has been in business for over 20 years - he is very matter of fact and honest.  I met Tom at the house, he probed the yard and was able to locate the oil tank within minutes.  Although it is not a requirement to remove an oil tank my buyer did not want to inherit the house with the buried tank and requested for it to be removed.  The seller happened to be at home when Tom came out to the house and decided to hire him on the spot to remove the tank.

Your front hall closet is going to be viewed when Buyers come to look at your house.  Most people have the front hall closet packed tight with coats and jackets, boots, shoes, gym bags, school back packs, dog paraphernalia and some other pretty odd assortment of things. Before you put your house on the market, de clutter the closet. 

  • Buy a box of wooden hangers (they look solid and substantial while costing less than a dollar each). 
  • Take out all the coats and jackets and choose one or two for each person in the house - one if there is little space, two if there is more room. 
  • Take out anything that is not coat, boot, scarf and glove related.  Find a different place in the house for these items. 
  • If it summer, take out the winter coats and vica versa.  You can pack your seasonal coats and outerwear now, in anticipation of the move.  You might take this opportunity to have your coats cleaned and/or given to the Salvation Army.
  • When everything is out of the closet, sweep and wash it. 
  • Toss the bent hangers and mismatched mittens. 
  • Find a new home for your dozen purses, vacuum cleaner and the kitty litter bag. 

Your mission, should you choose to accept it, is to make your front closet clean, neat and look as spacious as possible. 

Hang on to your Buyers.

Do you want to sell your home - have it priced right!

 Listen to your REALTOR - the comps that he/she provide, their marketing plan and THEIR suggested list price.  The post below, written by Judy Greenberg, spells it out in very simplistic terms.  Homes that are selling today are priced right.

I have been showing homes to several buyers in various north shore suburbs -from Kenilworth to Highland Park.  There are lots of homes to choose from but buyers are resisting putting in an offer on a over-priced listing - for two reasons:  1. They do not want to overpay; 2. They do not want to insult the seller and would rather wait for the home to be reduced and/or continue to look for a home that they feel is fairly priced.

Did it sell becauses of the  Price? the Presentation?  or the Promotion?  Probably a little of all of them but mainly ...  Yes you guessed it- the price!

It sold because it was priced right!  I call it the magic price! 

Did I not mention Presentation and Promotion?  The home was presented beautifully and promoted superbly.  However, many homes are gorgeous, listed with experienced realtors and these homes  still don't sell. 

So why did this home actually sell when it did.   Did I mention it before... Price! We dropped the price from $719,900 to $679,000.  That was the magic price....

Price is what matters.  There is a price which is compelling to the buyers presently in the market and if you lower the home to that point, you will generate a reason to purchase.  Sometimes if  you lower the home just below the market value, you can get multiple offers which will drive the price back up.  If you don't get multiple offers, you will at least get an offer close to your asking price. 

Some clients cannot afford to lower their price to the magic price... Then it is the lister's decision whether they will stay on with the listing or wait to be the 2nd or 3rd realtor when the seller becomes more realistic.  Although a seller says that he can't afford to lower the price, in my opinion he really can't afford not to.

I think that if a home has too much of you in it then you should consider staging it. When you live in a home you bond with it. The house becomes your home. You know every nook and cranny and it's comfortable.

You may not realize it but that bond started when you first saw the house. Something about it appealed to you. The fireplace, the family room, the kitchen or the master bedroom said 'I'm perfect for your lifestyle.

Now that you are selling your home needs to become the house we had on X street. That bond needs to be broken so you can move on.

In a way that is what Staging is all about. Staging helps the buyer see the features of your home clearly and allows them to begin the bonding process that leads to a sale. The changes that occur during the Staging process also help you break your bond with the house.

The bonding process starts with those MLS photos. Many buyers start by looking on the Internet. They see something they like in the photos and put that house on their 'to see' list.

The next bonding experience is your curb appeal. The buyer arrives and in about 7 to 10 seconds forms an impression about the house. Staging helps your curb appeal reassure the buyer and draw them out of the car.

Once the buyer is in the house Staging helps create positive feelings. It allows the buyer to see past you and see the features of the house. They can imagine how they will use the space. Every time they mentally place an item they own in your house they are bonding and buying.

Meanwhile, you have made your home less personal, less your home, more a house. This helps you separate from the house. You have started packing up your memories to take with you to your next home.

Pricing your home correctly for sale is key in selling your home in Chicago's North Shore Suburbs or in any part of the country.  Many sellers have a price in mind based on various factors and their personal feelings of their home.

The following post, 3 Factors That Make No Difference to The Right Price For Your Home, hones in on 3 factors that DO NOT DETERMINE THE RIGHT PRICE for your home.

The single most important factor in selling your house is the price.  At the right price, almost anything will sell but what is the right price? 

Here are three ways NOT to set the price on your house:

1) Predetermined Return on Investment (ROI).  For example, you decide that you must get a 20% ROI -the house you bought for $400,000 must go for $480,000 plus commission and other expenses.  House prices may be dropping.  What is the current economic situation and how are houses selling in your neighborhood?  If all the house prices are dropping, expect that your house price will drop as well.  Buyers don't care about your investment (initial investment, equity and return strategies).  Houses sales are not made based upon a Seller's ROI. 

2) Return on Improvements.  For example, you put on a new roof ($10,000) and installed 10 new windows ($10,000) so you want $20,000 above what other houses have been selling for in your neighborhood. Buyers don't cares what you paid for maintenance and improvements, only that they don't have to do it.  All that matters to the buyer is that the house is in good shape.   House sales are not made based upon a Seller's Return on Improvements.

3) Return plus coverage of your outstanding mortgage and the real estate fees.  For example, you owe $100,000 on the house and the real estate fees are going to be $20,000.  You want your house to sell $120,000 above what you paid.  No buyer cares what your mortgage is or how much you are paying in real estate commission.  Everyone is paying off mortgages and paying commissions.  House sales are not made on the basis of what a Seller owes. 

You, the owner, can set any price you want for your home.  Your agent, under fiduciary responsibilities, is required to obey your instructions and list the home at the price you instruct.  However, you may never sell your house if the price is not what the market will pay.   Listen to the advice of your REALTOR®.  Look at comparisons, what is on the market now and what has sold and at what price.  This is an indication of the state of the market.  

Your selling price should not be a "feeling".

It's no secret that this is a buyers' market, but what does that mean for sellers?  As an active REALTOR in Highland Park IL and other surrounding North Shore Suburbs I prepare my sellers that they may get a low ball offer. Getting a low ball offer can happen at anytime -  your home may be  fresh on the market or on the market for several  months.   If you've had your home on the market for months and have already reduced the price you may be asking yourself how low you can go.  Low ball offers used to be unusual but now they are an everyday reality, with prospective buyers coming in well below the list price with a list of demands.  It can be frustrating and too many sellers take it personally.  Remember that it's business, and the starting offer is just a point of departure.  Take a deep breath and bear the following in mind:

What do you need to get out of this deal?  How much do you need in order to purchase your next home?  

Look at comps.  Your agent should be keeping you up to speed on all transactions in the area that might have an impact on your sale.  How do other active listings in your community compare to yours in terms of price, space, upgrades, features and location?  That information gives you a good reality check and potential negotiating power.  

There is no advantage or reward to rejecting an offer outright.  My suggestion is that in this market you should play ball with anyone who can fog a mirror!  If they have a pulse then put together a counter-offer and keep the conversation afloat.  The number on the initial offer may seem like a cruel joke, but this buyer is serious, otherwise they wouldn't have bothered putting in a bid at all.  Everyone is looking for a deal, do not get insulted by a low ball offer!

Set the tone.  Make sure that the buyer and his or her agent understand that you are ready, willing and eager to work with them.  If they know that you want to make it work then they will be more inclined to reach an agreement that is mutually beneficial.Selling a home in Highland Park IL

Draw your line in the sand.  When you make your final offer to the buyer be sure to stick with it, within reason. It would be a shame to lose a buyer over small change or relatively minor contractual terms.  

If you're reading this then you've already been waiting out this unpredictable market.  Stay patient and don't make any hasty decisions.  Selling takes time, but working with a great agent, keeping your cool and using your best judgment will get you the results that you want and need to move forward.  I have always said that both parties need to walk away from the deal feeling good about something.  It's easy to get discouraged in this market but I still truly believe that, armed with the right attitude and information, buyers and sellers alike can negotiate a deal that works for everyone.

I strongly feel  that pictures are key in marketing a home.  A buyer needs to have a picture painted of your home and often times words are not enough. I recently wrote an entry about staging. 

As a REALTOR  serving clients along Chicago's North Shore I believe that staging a vacant home (if it is within the seller's budget) makes a big difference.

I currently have a vacant listing which I sold  to my clients a few years ago. They absolutely loved this home and the picturesque landscaped yard backing to the forest preserve but felt that they were growing out of it. We are priced very competitively in the market but the house is vacant and does not show its best. I had three staging companies meet me at the vacant home to discuss options and cost to stage the home.
