Do you want to sell your home - have it priced right!

 Listen to your REALTOR - the comps that he/she provide, their marketing plan and THEIR suggested list price.  The post below, written by Judy Greenberg, spells it out in very simplistic terms.  Homes that are selling today are priced right.

I have been showing homes to several buyers in various north shore suburbs -from Kenilworth to Highland Park.  There are lots of homes to choose from but buyers are resisting putting in an offer on a over-priced listing - for two reasons:  1. They do not want to overpay; 2. They do not want to insult the seller and would rather wait for the home to be reduced and/or continue to look for a home that they feel is fairly priced.

Did it sell becauses of the  Price? the Presentation?  or the Promotion?  Probably a little of all of them but mainly ...  Yes you guessed it- the price!

It sold because it was priced right!  I call it the magic price! 

Did I not mention Presentation and Promotion?  The home was presented beautifully and promoted superbly.  However, many homes are gorgeous, listed with experienced realtors and these homes  still don't sell. 

So why did this home actually sell when it did.   Did I mention it before... Price! We dropped the price from $719,900 to $679,000.  That was the magic price....

Price is what matters.  There is a price which is compelling to the buyers presently in the market and if you lower the home to that point, you will generate a reason to purchase.  Sometimes if  you lower the home just below the market value, you can get multiple offers which will drive the price back up.  If you don't get multiple offers, you will at least get an offer close to your asking price. 

Some clients cannot afford to lower their price to the magic price... Then it is the lister's decision whether they will stay on with the listing or wait to be the 2nd or 3rd realtor when the seller becomes more realistic.  Although a seller says that he can't afford to lower the price, in my opinion he really can't afford not to.
